Pro devices with LiDAR deliver the highest scanning accuracy (within 1–2cm). Standard iPhones produce reliable floor plans suitable for everyday real estate use, with slightly lower precision.

Verify the newest models against the build before publishing (iPhone 17 / 17e / Air / 16e). The list above follows your rule — standard from iPhone 13, Pro from iPhone 12 Pro — but confirm the very latest releases are actually shipping in the build. Note iPhone 12 / 12 mini (standard) are intentionally absent.
